Has anyone ever done long distance flipping?

Question

I occasionally find some good deals from wholesalers, but it’s usually a good distance away (3-7 hours). Would love to do it but wondering if anyone else has ever done it?  Is it really difficult?  I can picture just going and living there for a month or however long to get things done!  Thoughts?

You're only as good as your team. Do you have a PM and a crew who are all on the same page and have a system in place? If not you are going to be on the phone with home depot and angry contractors all day.

I have done more than a few in St. Louis, one in Detroit, and have a new construction in cape coral, Fl that is underway. As mentioned above the "team" is everything. Building your team is easy said than done. Here is something I have done in the past and continue to do. I like to do a profit split to give the GC/project manager extra incentive. Try to have checks and balances in place so you don't get taken advantage of.

I live in Phoenix and fix and flip/buy and hold in Milwaukee, WI. It definitely takes time on the front end to find/build a team and create an accountability system. But it can be worth it if there's low-hanging fruit in the market you're considering. Fortunately, you're only 3-7 hours away so you don't have to jump on a plane.

You'll probably need to spend 2-3 days a week there on your first project, but then scale that back over time. Last year I only traveled to Milwaukee twice because my team is so well organized and efficient.

Most people do it a first and last time - unless you have a rockstar team who you could trust as if you were giving them your child for 3 months then it’s not worth it

I have done deals just under that distance. Its challenging if you don't know what you're doing.

A lot of the work has to be done up front so you can save time. Build a full and accurate scope of work - including securing contractors for it. Bang out as much permitting and municipal stuff that you can right away. Schedule material deliveries and ensure that the job site always has what it needs so you dont waste time.

And most importantly, make sure your communication is 100%. Have proper expectations with your team. Make sure everyone is on the same page and the train is going in the right direction.

Ideally you want a partner or someone who is boots on the ground there regularly for you. They check in often, give you updates, have problem solving skills.
