Selling Timber off Flip

A few years ago I sold timber off the backwoods of an investment property and made about 10k on it. I'm now bidding on a bank owned property and the reserve is higher than I'd like to go. I had the same logging company check out the small wooded area of the 4 acre parcel and was told while small, it had good species in there and he could me what would amount to 10% of my purchase price of the investment flip. Sounds great, but am I missing anything here? Neighbors being upset? I know he will come right in and get it done quickly without leaving a mess of debris and ruts as he did well by me previously. Has anyone else practiced this strategy to increase profitability of their flips? There will be plenty of woods left and I'm told it clears the way for new healthy growth. Thoughts? Thank you!
