Average Cost for Retail Bathroom Rehab
Previous subject was on kitchens, now bathrooms. Common quote I hear for a retail flip bathroom rehab here in DFW seems to be about $2,500 to $3,000. Does anyone have a rough idea how the price breaks up amongst the items to arrive at this figure?
Some components that come to mind include:
Shower-
Tub-
Vanity-
Backsplash-
Cabinets-
And anything else I forgot

Bathrooms come in all shapes and sizes (and finishes), so it's difficult to ballpark without more information.
For example:
- Do you need permits? Do you need an architect or drawings? Do you need an engineer for any planning?
- What kind of tub/shower? Stand-alone tub? Fiberglass tub/shower combo with surround? Tiled shower with concrete base and glass door?
- What kind of flooring? Laminate? Tile? Stone?
- What size vanity and what level of finish? The cheap 30" vanities from Home Depot are less than $100. A 60" double vanity with granite top can run $600+.
- What type of light fixture? I typically use a $30 vanity light from Home Depot, but you could easily triple or quadruple that. And that's for just one light...you may need multiple?
- What amount of rough plumbing, electrical, and HVAC needs to be done?
- Are you removing/adding/moving walls? Replacing sheetrock?
- Are there windows? Are they over a tub (tempered glass required)?
- Toilets range in price from about $80 to $600+...what kind of toilet do you want?
And those are just the material questions. Then there are the labor costs. A retail contractor(s) would likely cost twice as much as contractors who are accustomed to working with investors.
I've done several bathroom remodels for under $1500 ($600 for tub/shower combo installed, $150 for vanity installed, $250 for toilet/sink/faucet installed, $200 for laminate flooring, $100 for light installed, etc). I've also done a few for over $5000 (tiled shower with concrete base and frameless door, travertine floors, $500 vanity, etc). I easily could have spent 2-3x as much had it been for my own house.
