Finding deals through probate & estates

Hi wondering if anyone has had success in finding deals by working on probate & estate situations?  

I am thinking of trying to market to probate attorneys to find those families that end up with a property that needs to be updated and have no interest/ ability to do it and get it on the market.  I have worked on a number of foreclosure properties that end up that way due to relatives being overwhelmed and not knowing their options until to late. 

IF you have done anything similar how did you find the contacts? do you market with other services? what kind of experience have you had?
