Process of Flip?

Question

Have a cosmetic flip coming up.

Looking to get some feedback on timeline and what steps you go about your reno.

Items I need to do :

light demo- Rip up old carpets

install luxury plank through out

paint entirety of home

replace kitchen lights with recessed

reno master bath- New toliet, new flooring, new shower insert

landscape

Trying to figure out if I do flooring first or last ?

Take carpet up first, paint everything with exposed subfloor if you have the choice. But really, dig into the bathroom first because that will take the longest.

Caveats aside, in general, Flooring last or 2nd to last, due to if you're running a good amount of base and case. I would go over it with my painter- some gigs they appreciated not having to protect the floors, then return visit after floors and trim was in to just do the missing trim.  Other times, he didn’t have time to come back, wanted everything completely installed, they protected all the floors, no comeback to schedule. Pro Painters are use to working in finished homes, so just see what they say.

As noted above, probably a good idea to do the flooring last. But you could cover them up. Hope this helps, we just put this version one together this week as part of our investor guide to help our clients after they close and begin rehabs.

Exactly . . .. doing one now and the reno work then painting and finally flooring . . . last thing you want is to have anything mess up the new flooring

Flooring last, especially if you are putting up new baseboards with the new flooring. Much easier/faster paint job for yourself not having to worry as much about the floors and boards when painting the walls.

I'd do flooring last. Are you hiring a GC or doing the work yourself? If you are hiring a GC they should have everything lined out already
