JV on a full rehab in DC?

I have a seller with a house in a very desirable DC neighborhood. It's 3 BR, 1Ba + basement, but it's a gut job.

This would be my first flip, and would like to JV with someone experienced. If you're not local, I'll be happy to be the boots on the ground.
