Experience converting a single family home to a duplex?

Hi y'all! Does anyone out there have experience converting a single family home into a duplex in Columbus? I'm a bit clueless on how that process works as it pertains to permitting/zoning/etc., but I'm intrigued by a few possibilities. I would love to connect and chat with anyone who has gone through a similar rehab/conversion!

It might not work in Columbus but I did it in New Braunfels Texas in 2018, bought the single family for $105,000, turned it into 1,100 sq ft 2/1 on one side, 1,671 sq ft 3/2 on the other side, all in for $300,000. Started renting in Mar 2019, collected $110,000 in rent so far. Property appraised at $430,000 a few months ago. Was it easy? No. Was it worth it? YES@Kevin CullenYou have to go to the city building department and talk to them about permitting/zoning etc. They are the only ones that can tell you 100% accurately what you need to do.

Make sure you go through the avenues to do this correctly. I have experience turning an unpermitted duplex/triplex back into a SFR and as you might guess, a lot of problems popped up. If the layout works and the city approves your plans, it could be worth exploring! The city will most likely make you have separate meters for utilities and multiple egress for each unit, as well as local regulations as well. Make sure you find a licensed GC to complete this.

Going from single to duplex can be a bit tricky due to fire codes of the separate dwelling units. Overall it is doable but I rarely find any investors doing it due to the high cost and time delays.

I have never heard of anyone doing this. I assume in order to do this the correct way, the cost is going to outweigh the profit you would make off of this
