Its Flipping still advisable even during this times?

I am having to lower prices more than usual when listing the properties.  Is Flipping risky right now?

If you are finding good deals, there will not be a wrong time. One thing I like to do to mitigate risk when I flip is to have backup options. I find deals that are projected to make so much profit that if the market turns, I should be able to get out for breakeven or potential flips that could make sense as an alternative investment if things come down to it. For example, a flip that could work as a short-term rental or BRRR once it is renovated.

Individual deals for flipping will always exist, but there are certainly far less out there now than there were 3-5 years ago. The labor and materials shortage has also made the process much harder and profit margins are very slim. For these reasons I personally don't recommend flipping unless you happen to come across a flipping good deal!

Flipping is risky in general. We are doing great right now. No crazy appreciation but we can actually negotiate deals down. My market is Jacksonville FL.

I agree with many of the other responses that flipping can always be risky but if you know what kind of numbers you need for it to make sense then the outcome should be in your favor. I have had a few investors who typically flip and sell decide to flip and rent for a couple years then sell to make the most of their investment. Sometimes you have to get creative!

The market will always change, you need to make sure you know your entry point and exit point. Even in falling markets and raising markets there is a space for flipping... Just need to know the black and white number on what you need to get in at!
