Fix and Flip - Sourcing Off Market Homes

Hi!  I have just joined a local team of investors as their Aquisition manager.  We are an all-cash buyer, who invests and rehabs homes all throughout Sacramento county.  I have been trying to source properties by calling on agents to ask if they have any off-market opportunities, however this isn't returning the response I had hoped.  Any advice on how to better source properties so that I can help the team grow their flip business?
