Estimating Land Value

I’m looking at a home in the woods of Northern California/Bay Area to be a primary and live-and-flip. 

There’s an old house on the lot that appears to need a lot of work (including foundation). It may make more sense to knock it down and build from scratch (stick or prefab).

How do I assess the value of the land without the structure ? Right now, realtor is just doing random searches on Zillow of similar lot sizes.

Thanks !

Bonus points if you can recommend a general contractor and engineer to estimate repairs.

    Just a reminder a structure that has to be demo and removed is worth less than just bare land.  Demo permits, expense, remediation of any asbestos etc... can be a big expense before being ready for site prep.
