🔨 Rehab Estimate: $60,000 (mostly cosmetic + roof)
📈 ARV: $340,000 conservatively (comps within 0.2 miles)
⏱️ Timeline: 4.5–5 months
📊 Exit Strategy: Traditional resale — possibly to a FHA buyer
