Hey BP fam,

Just curious—who here is actively doing flips this quarter? I'm trying to get a better sense of what markets people are working in and how folks are navigating construction costs and ARV spreads right now.

I’d love to hear what types of deals are working for you, what challenges you’re facing, and what you’re seeing with lenders (hard or private).

Great convo starter, Flipping activity definitely feels more calculated right now ARV spreads are tighter and lenders are getting more selective, especially in certain zip codes. I've been seeing some success with deals that have creative financing or built-in equity from motivated sellers. Always open to swapping notes with other active investors feel free to connect if you're open to chatting.
