Flippers — have you considered using DSCR loans as your exit strategy?
I’ve seen investors rehab, sell a few, then start keeping properties long-term by refinancing with DSCR.

Curious — has anyone here used DSCR to scale from flipping into rentals?

Yes, we are seeing lots of clients use DSCR loans to keep flips as rentals. If your plan is to sell in the near future, I recommend getting a DSCR with a 0 - 3 year prepayment penalty to maximized flexibility!

We have used these for rentals but it seems that they are not available at the terms we are getting everywhere.  We are relocating and would love to find a source for these loans in our new area.  As long as the numbers provide a positive cash flow I would never walk away from one.

If the numbers work, then I would ask the lender. Most deals that flip to rentals are typically held in cash to begin with, or they have such a solid amount of equity that they can refi and then rent it out. I would typically do a Full Doc loan right now due to the rates being so high, but if the deal is as good as rental numbers work out.. Might be a good option to DSCR it since it's less paperwork.
