Conversion of an existing condo separation into 2 units

Hello, I am a real estate investor and I am looking into converting an existing 2/2 condo into two 1/1 units. Historically, it used to be 2 units. I have the historical floor plan and current floor plan. I need someone with some experience in similar projects in Miami Dade, even better in Miami Beach, to understand the costs involved to figure out if the investment is profitable
