Top 3 Worst Houses I've Ever Done!

I've almost exclusively switched over to Build 2 Rent but I took on this project for one simple reason.... 

This house is inside the city limits so we have to pull permits on everything.... (that's not the reason...)

The house has been sitting vacant for a good while... 

The reason is because I'll be getting a vacant lot next door... and it's zoned commercial.

(Hope I don't get slammed on tax valuation once complete.)

Here is my personal take on this type of deal:

1. It helps to have new construction experience. If none, find an experienced rehabber to help guide you.

2. Pull permits, always. It's not that much more work and it forces contractors to do work "above board" and pass inspections.

3. During the purchase-phase, is the PLANNING PHASE... don't waste that valuable time.
