Attic Renovation in Boston
First off I hope this is the right forum. I'm in the planning stages of a house hack but I have a rehabbing / renovation question so I thought this sub forum might be best.
I'm trying to make the numbers work on a house hack. But since Boston is such a high cost of living area, the cash flow isn't great initially and I'm brainstorming ideas on how I can manufacture some equity to make the deals better. This may be a bad idea but I'm wondering if there's something here...
I'm looking at small multi family homes in neighborhoods where my wife and I would like to live. I'm wondering if I could buy a duplex and adjust the roof to make the top unit that we would live in much bigger, including the attic in the square footage. Possibly by adding big dormers.
I've been bouncing ideas off AI and it seems pretty into this strategy. There are 3 duplex's on the market right now that are 4/2 (Two 2/1s per duplex). I could add either 2 bedrooms or 2 bedrooms and a bath if it's a financially good idea. All 3 have attics that look like they peak around 7 feet and slope down to knee height. One is finished with hardwood and a heater.
What do you guys think?
