I ran a fix-and-flip analysis on a current on-market MLS listing in Columbus and wanted to share the numbers for feedback.

• Regular MLS listing (not a foreclosure or auction)

Rehab Scope (Light to Moderate)

Modeled as a cosmetic renovation based on the listing notes:

• Interior cosmetic updates

• Kitchen and bath refresh

• Paint, fixtures, finishes

• Curb appeal and punch list items

Estimated rehab: approximately $20,000
This is not modeled as a full gut. If interior condition is worse, the spread tightens.

Flip Numbers (Conservative)

Purchase price: $159,000
Buyer closing costs (3%): approximately $4,770
Rehab: approximately $20,000
Holding costs (6 months): approximately $6,000
Financing / interest: approximately $8,000

Total all-in before resale: approximately $197,770

After-Repair Value (ARV)

Based on renovated sales in the immediate area, resale pricing in the high-$200s appears supportable.

Conservative ARV used: $275,000

Resale Costs

Modeled at approximately 8% of ARV to account for commissions, seller closing costs, and concessions.

Estimated resale costs: approximately $22,000

i don't know the Columbus market, but i'm extremely skeptical that a property just sitting on the MLS needs only a 20K rehab to make a 55K profit.

deals like that do occasionally hit the MLS, but usually the rehab is bigger, and they go under contract within 24 hours.

20K does not get you a lot these days.
