Rehab Cost Estimate

Hello 

I'm searching for wholesaling/flipping properties in Jacksonville Fl. As I understand, The prices for labor is little cheaper there comparing to NY. 

Anyone have Experience or some rule of thumb regards Reno prices there or in FL -I believe it would be the same range? (like - light rehab $40/sqft, medium $70sqft etc ... ) So i can get more accurate numbers for the sellers?

Labor is generally cheaper in Jacksonville than NY, but there isn’t one set “Florida” rehab number that works everywhere.

The per-sqft ranges people mention can be helpful as a starting point (roughly $20–$40 for light, $40–$70 for mid, $70+ for full), but finish level plays a huge role. A rehab using Lowe’s builder-grade materials is a very different budget than one with Kohler fixtures, higher-end cabinets, or quartz, even if the scope looks the same.

Location matters just as much. A flip in Ponte Vedra is going to demand a higher finish level — and often higher labor costs — than a property in areas like Moncrief. Buyer expectations really drive both material choices and overall rehab numbers.
