From what I have seen, the biggest funding issues are slow draws, last minute lender conditions, and refinances taking longer than promised. You can plan around a bad contractor week, but it is much harder to plan when the money does not show up on time. Every delay adds holding costs like interest, taxes, insurance, and utilities, and those eat profit fast.

The flippers who do best line up their funding early and build extra time into the loan, even if it costs a little more. That breathing room lets you keep work moving and make calm decisions instead of rushed ones. When your money matches your timeline, the project feels easier and the numbers usually work out better in the end.
