BRRRR's biggest challenge = reliable GCs

Jason Thul
Posted

It feels like time and time again, the biggest challenge in the BRRRR strategy is finding a reliable, consistent General Contractor to do the rehab jobs. I've done a few properties in St. Louis - and this is by far the biggest gap in the process. Anyone have any advice on navigating this? How you found a quality, reliable GC, if it feels common to fun into challenges here? Of course I realize this can be a high turnover job. But curious if anyone's found success (in STL market or more broadly) on establishing a quality partnership with a GC.
Thanks!

It's been trial and error to find the right one. One of the best ways I have found is asking for referrals. You can also attend local meet ups to see who is the go to GC. FB groups is another good way to ask for names, etc.
