Looking for some guidance from investors actively doing cosmetic flips 

I’m based in NH and have been building my network and analyzing deals. I’m starting to lean more toward doing my first cosmetic flip rather than just wholesaling, but I want to make sure I understand the full process the right way before jumping in.

For those who are actively flipping:

  • How are you structuring your first deal if you don't have full capital? (JV vs lender vs hard money)
  • How do you typically find and manage contractors for a light cosmetic rehab?
  • What does your timeline usually look like from purchase → rehab → resale?
  • Any mistakes you made early on that you’d warn against?

Not looking for anything complicated, just trying to understand how experienced investors actually run these deals day-to-day.
