Advice on prospecting sellers...

I have been actively rehabbing and flipping for several years and I typically purchase either MLS listings, direct from banks/REO depts, or at the courthouse steps. However, here recently through researching a few properties there seem to be several properties in areas that I focus on that may be good prospects but I'm not sure of the best way to contact the owners. Since I'm not familiar with the post card mailers or anything like that I'd like to hear from others that have used this technique and what's the best tag line or info included in them that get the best response... What seems to get the best response from sellers?
