I was talking with an investor recently who said his first flip went well overall, but a sewer issue completely changed the budget, Made me curious, For those who have done a few projects, what was the mistake that taught you the most?

The big one that you don't always see on the 1st 'walk-through' is electrical. The sewer should always be scoped up front, but you can't scope behind walls....
