Great topic, Andy, We’re definitely seeing some shifts in private lending this year mainly more flexible structures on short-term and DSCR loans, but with slightly tighter LTVs in some markets. A lot of private lenders are now customizing based on borrower experience and exit strategy, rather than using one-size-fits-all terms.

We’ve also noticed more investors blending private + institutional capital to make deals pencil out better. Curious to see what others are noticing too.

Hey Stephen  great question, and it’s one a lot of first-time house hackers ask.
It’s actually pretty common to have slight negative cash flow while you’re living in one of the units, especially if you’re gaining equity, experience, and tax benefits along the way.

Once you move out and rent both sides, your numbers can swing positive fast.

Hey Spencer, Some traditional lenders do restrict refinances when a relative occupies the property, but investor-focused and DSCR lenders usually don't mind, as long as the numbers make sense the property is under your title and it's clearly an income-producing asset.
