21, just closed flip #1-what systems/software did you use to scale to multiple flips?

21, San Diego. Working full-time as a PM for a local
investor. Just closed my first flip. looking to scale and do more by end of year

Looking to redeploy into the next deal ASAP. Goal is to make
investing full-time within 12-18 months

Two questions:

1. What systems/software actually moved the needle
for you when scaling from 1 → 3+ flips/year?

2. How did you generate consistent deal flow while
still working a 9-5?

3. Should i be going direct to seller, on market, wholesalers ?

Congrats on closing your first flip at 21, that’s the hardest one to get done. When it comes to scaling, the biggest “systems” shift usually isn’t software first, it’s tightening your deal flow and decision speed, so you’re not reinventing underwriting every time. Most investors move faster once they standardize their numbers, scope templates, and contractor bids in one place, then layer in simple CRM/project tracking so nothing falls through the cracks while working a 9–5. On deal flow, relying on just one channel is usually what keeps people stuck at 1–2 deals a year. Consistency comes from stacking on-market, wholesalers, and direct-to-seller outreach together instead of choosing one. Also worth noting, some investors your age expand into Midwest markets alongside their local deals because it can be easier to find repeatable numbers and build volume faster while you’re still learning systems and execution.
