What I Learned from Henry Washington about Flipping
Last year at the BiggerPockets conference, I had a short conversation with Henry Washington. I asked them to be real with me and let me know if he was really doing well when it came to flipping houses. He said he was. So I asked him what he was doing. That was making him successful when it seems like the overall real estate market just about everywhere was not moving very quickly. This is what he told me, and I have implemented it, and it has helped me flip about 10 properties in the last 8 months.
This is what he said, “when you buy properties, make sure you buy them at a price where you can make your properties a little bit better than all the ones around it and then sell it for a little bit cheaper.” That was it. You might think that that’s a no-brainer, and maybe it is, but often times simple concepts can work extraordinarily well.
So here is my public thank you to Henry Washington. I look forward to seeing you at BPCon2026.
