$30k investor's rehab loan inquiry

Hello,

I have two SFR properties in the 48505 zip code that my investor is looking to rehab. Owned free and clear. Purchase prices are $7k and $9k.
What lenders will consider financing this deal?

Any advice would be helpful.

I would reach out to some local investors, might want to partner, local investors might have someone who does private money on it, or someone that does "gap funding, or rehab funding." The bigger lenders/HML will not do something link this, and if they do the terms will not be favorable to you.
