Most overrated reno upgrade in flips right now?

Curious what this group thinks... what's the "must-have" upgrade you keep seeing flippers pay for that buyers never actually reward?

Mine: quartz waterfall islands in $250-300K price bands. Buyer there is FHA, first-timer, comparing you to new construction. They care about move-in readiness, not luxury finishes. That money's better spent on curb appeal and flooring.

Waterfall islands have already become passe....the big-bang items are still the same IMO.....#1) kitchen, #2) open up living area to create a 'great-room', #3) master bath/ensuite, #4) other bathrooms, #5) exterior

And yes, I have also renovated based on what I thought was a big deal....only to be shocked when the buyers didn't care about what I thought was cool and groovy.......Lol...

My must haves are the ones that are in the area of that flip I am doing.. For example, I am not looking in the 1.5M range for houses on flips for data to see what I am putting in my $500K listing. These are all things that I would be looking at in the market and calling the listing realtor about to get feedback. Every market and area will be different with price point and variations of rehabs/upgrades. These days the solid market winners are quartz counters, updated lighting, shaker cabinets, new vanities, tiled showers, tiled kitchen and bath floors. These are the huge winners!

@Erin BryantI agree that ROI depends heavily on the buyer pool. In that price range, move-in readiness and strong curb appeal usually go further than premium finishes. Flooring and exterior improvements often make a bigger first impression.
