Most overrated reno upgrade in flips right now?

Curious what this group thinks... what's the "must-have" upgrade you keep seeing flippers pay for that buyers never actually reward?

Mine: quartz waterfall islands in $250-300K price bands. Buyer there is FHA, first-timer, comparing you to new construction. They care about move-in readiness, not luxury finishes. That money's better spent on curb appeal and flooring.

Waterfall islands have already become passe....the big-bang items are still the same IMO.....#1) kitchen, #2) open up living area to create a 'great-room', #3) master bath/ensuite, #4) other bathrooms, #5) exterior

And yes, I have also renovated based on what I thought was a big deal....only to be shocked when the buyers didn't care about what I thought was cool and groovy.......Lol...
