Quick question:

How much contingency do you typically include in your renovation budget?

I've heard everything from 5% to 20% depending on the age and condition of the property.

Do you use a standard percentage for every project, or does it depend entirely on the property?

Also, what's the biggest unexpected expense you've encountered after starting a rehab?
