when hiring a plumber or hvac guy or electrician I understand a need for them to carry insurance. I want a guy who is licensed, will warranty the work and carry insurance that will protect my property in case he messes up. flood burst pipe/fire/boiler blows up etc...but when hiring carpenter, painters or flooring people ...do I really care if they are insured or not. those folks will show you certificate of liability insurance ...which does not protect the guy from injuring themselves on the property. how much damage a painter can cause or flooring guy ? there are a lot of skilled trades who can perform certain tasks under the supervision...but never bothered to go extra mile to get insurance

I am just looking at the standard ACORD form "certificate of liability insurance". none of the limits talk about covering them from getting hurt :

each occurrence

damage to rented premises

med expenses --> this one refers to med expenses of a person who gets hurt as a result of their actions

etc

My main concern is to make sure I am not liable for them getting hurt. even if my company gets added to their policy ...it still does not protect my company from the risk of them getting hurt on the property ...because such a risk is not covered by their liability insurance in the first place ...

My conclusion is that the insurance I buy, be it builder's risk or vacant property need to have an endorsement that says : premises liability

along the standard endorsements such as dwelling, vandalism, water back up. Am I correct here ? even if I work with GC ...in case something happens and for some reason I am found liable because I should know about every single deficiency on my property (one of them caused a contractor to get hurt) I need to have such a coverage. for those who do not work with GC but hire out trades separately ...such an endorsement is a must ...opinions ?
