Cottages near the lake

Tip Top Homes 

I am a first time blogger and first time at real estate I am taking on a huge task for my first time for sure. I am looking to get some chatter going on a deal I have in the works. I am in the home stretch in purchasing some investment cottages in Southwestern Michigan on lake Michigan. They are .9 miles from the beach on a private road. 2 of them are 8-900 square foot 2 bedroom 1 and 2 bath. 1 is a house with a basement 2 bed 1 bath. The final one is a Quonset Hut. All these places were built in the late 40's. The house has a newer roof but the 2 cottages need roofs and here is a question??? Do I go the extra cash and put metal roofs on them or do I do a shingled roof and call it good. Remember I am reselling?  I also thing they need to be vinyl sided and new windows. I also know that they will be summer occupied and not sure if I need to go through the extra cost or just a good clean up and paint? I am trying to sell them for $200-230K. I also will need to hire some things done and don't know if contracting certain things out would be the best way to go or hiring some people that have skills and putting them to work by the hour is the better way to go?

I am not sure if this is blogging or just a Q&A session but here it is anyway
