Yes I have made deals on vacant properties. That is why I mentioned it. Even when we find deals by another method they are often vacant. 

I don't bother mailing. I think it is a waste of time. The mailing info is wrong as often as not on vacant houses. I call the owners. The hard part is finding them. There are numerous threads here on BP about finding owners and Google will bring up a ton of sites  to track down people.  Forget the free sites they only refer you to pay sites.

I just call and ask "I see you own a vacant house at XYZ St., Have you thought about selling it?"
