Seeking investment partner

Not sure if many people agree with this method, but I am pursuing an investor whom is seeking a partner. I am a general contractor and am familiar with the physical aspects of home improvements. My problem comes with needing the time to find deals and in having the funds to obtain them. I can put them back together and make them more valuable. Is it wrong to pursue investing this way? I would really consider an investor that is will to do a bit of mentoring as well to assist me in getting established and in return would be able to make profits off of our relationship. I'm asking the forum because I am limited to available time with regards to face to face networking. Any help or guidance would be greatly appreciated.
