I have a partner who is willing to do a hard money loan for me...Are hard money loans ok to do when you first start out in real estate?

Hard money can be great! But....what are the details of the loan? Interest? Points? Time frame? 

Is this a fix and flip? Rehab for a rental that will be refi'd into a conventional?

You tend to get better answers here when you give a lot of details, I'm sure others will chime in once you do.
