flipping without capital?
I just spoke with a real estate broker who also rehabs and rents. He told me that at least in ny if I don't have capital It's going to be very hard to get into investing and flipping foreclosures without it. From what I had been told before this was that I can use a hard money lender to do it but from what this guy was saying it's not likely going to work.
