probate auction Los Angeles

I started my DFD campaign a few months back and I kept getting a letter that kept coming back to me Undeliverable. Just saw online the house is going to Probate Auction Kennedy Wilson.

I want to purchase this house for a flip since I know the neighborhood. I just have never purchased anything at an auction before. Everything off of MLS before.

Any words of wisdom would be appreciated. Just nervous I guess. Preferably comments by people who have actually done this please. I have contacted Kennedy Wilson and read the brochure but I am going at this solo and do not have anybody to discuss with.

Kennedy Wilson has the current Los Angeles County PA contract for estate sales. 

I presume Rhett Winchell is still their broker of record. I've known all the auction house owners going back at least twenty plus years when it was awarded to Marsh Dozar.

The rules on overbids for court confirmed sales are by statute and found in the CA Probate Code. Court discretion is limited to cash vs terms and escrow period, as previously mentioned. 

Probate auctions are a great way to maximize your exit plan profits if you are a beneficiary or assignee. 

Since I'm admin of several estates (yet again) I'm amazed at the cash price buyers are willing to pay.
