After you purchase your rehab project, as soon as you can fly to the depot and get 2 things
1 - new locks
2 - boards for broken windows

I had a rehab a few months back where the back door lock was broken. The walls were kind of torn up and all the pipes were exposed in the basement due to water leak = ceiling fall down.

Didnt think much of it, there was nothing in there (so i thought), until the next day i came back and ALL THE COPPER PIPES WERE RIPPED OUT.

it was kind of a bad/turning better neighborhood, and i guess you can get some crack for selling all that copper...
