Engineered HW vs. Laminate? Anybody feel that one has better ROI for Flipping.

I'd use engineered for a flip and laminate for a rental because a tenant will probably scratch up the engineered faster and it costs more. A potential buyer will see the engineered and think the house is worth more because it is "real" wood and not laminate. Lumber liquidators has a nice laminate product for sale today for $0.351/sqft. Compare that to their cheapest engineered flooring at $0.891/sqft.
I'd also like to point out that if you order trim online from Home Depot it is cheaper than going in store at Home Depot or Lowes (for shoe moulding and base moulding at least).
