JV contract needed

Greetings BP family, Hope your Christmas is going well. Just a quick question. I want to JV with a wholesaler who has a good deal but no buyer. I have hard money lined up for the price the wholesaler has it under contract for. I offered to JV and purchase, fix and sell. Then after lender fees, closing costs and any other fees we split the profits 50/50. I need a contract though. I will be going to my lawyer but are there any contracts available to look over for ideas? Thanks BP
