Estimating ARV

I know that being able to estimate costs of repair/rehabs is very important, as is being able to estimate ARV, as those factors determine the profit made from a house flip. While I plan on doing mostly landlording, I do also think I can combine some flipping with the rentals for a more hybridized exit strategy. What is your advice for estimating repair, rehabs, and ARV?
