Inventory is certainly much tighter in Indy than it was in 2010...but pretty sure the same could be said about most markets.

I can still find decent deals though for buy/hold

@Amanda  KellerI concur with @Rusty Scott and @Lee Smith.  Inventory is getting tighter.  Shopping for deals takes work now.  As far as the "market" sucks...depends on what you are doing in it.  It's a great time to rent out property,  as well as buy and hold.  Would expect the low supply to continue to drive up rents and prices.  People are scrambling to find rentals currently.  I don't bank on appreciation...but enjoy it when it comes.  Looks like the market here will be great for both when we look back in a few years.

Depends on what your strategy really is. If you buy at a good price and can price the property correctly, a low inventory should actually be a good thing from a sellers point of view.

I would agree with the above. Buyers are not hard to find if you have a good deal. But its the "good deals" that are harder to find.   Anyone getting out of Marion county and surrounding counties and still finding a lot of good deals?

Yes, my wholesale inventory is down compared to 2013/14 but I still have a ton of eager buyers.  I just need properties to buy.  So, inventory "sucks" but the market is on fire - IMHO

Yes, there's lots of out of state and out of country investors buying on slimmer margins.. There's still deals to be had. I am finding a ton of really great deals on lower income areas, buy, rehab, and hold.... You can also get into a 80-100k house(all in), built within last 10 years, 2000+ sq ft, 4+ bedrooms, and rent it for $1100-1200.. Not great margins, but you will get some appreciation in that area too...Flips are tough to find, especially if you are only cruising the MLS.
