Flipping Rentals

As a partner at a construction company, we are good at finding inexpensive distressed properties, fixing them up, and then putting quality tenants in place.  However, it seems we have more deals coming our way than capital to make those deals a reality.  We are considering moving away from a buy and hold strategy and moving towards flipping rental properties with quality tenants in place.  In other words... we would be selling to rental property investors.  Has anyone had success with that or any tips?

It's no different than flipping houses in the traditional sense,  other than the fact that your buyer demographic will be landlords. 

This means:

- you'll want to ensure that the numbers work for your buy-and-hold customers 

- you won't want to over-improve the property

- your choice of finishes should be suitable for durability
