Will adding a kitchen pantry increase the value to our flip?

Question

To pantry or not to pantry that is the question, this is the first time we get a house with no pantry, it looks like it had a pantry before but was removed to ad a doggy door. If it did have a party it must have been the cabniet kind not the built in. The kitchen does have a good amount of cabniets here is a pic of the kitchen just before we updated (we live in our flip, but are getting it ready to sell)

So the question is will adding a pantry increase the value of the property, if it doesn't should I still ad a pantry?

I don't know if adding a pantry would add actual monetary value unless you consider a quicker sale of the house (which is value).  I wouldn't buy a house without a pantry.  No storage area for stockpiling would drive me crazy.  Kitchen cabinets aren't what you need for storing canned foods and staples.  You can do it inexpensively with drywall or buy a nice large pantry cabinet that matches the kitchen cabinets.

Adding a pantry isn't going to increase your asking price for the property, a pantry isn't a luxury item. However, if you competition has pantries, and you house does not, it may slow down the sale process (or speed it up if the opposite is true). I'd spend a few minutes and review some sold listings in your area and see how the houses are equipped and make a decision based on what you find.

In the last flip I did, I added a pantry and it ran us about $500, however, our kitchen was our selling feature for the house - cherry cabinets, marble counters, high quality stainless appliances - so we wanted to make sure everything you could want was in  there. House sold in less than a week at our dream ask, so we can't complain and I think it was worth the extra investment.

David hit the nail on the head: "my wife would say...". In my area you have to market to the female buyer. So for that reason I would add a pantry.... even if it is just a set of tall cabinets that clearly are intended to be the pantry.

I would put some doors on the base cabinets in the kitchen before investing in a pantry.  A stand alone pantry cabinet can be bought at costco for a couple hundred.

I would agree that it just might help you sell your house that much sooner but I would simply add a matching cabinet panty full length for storing staples, cans etc.

I do not think it would affect the appraisal value of your house though. Just make that much more likeable.

The kitchen looks to be in good condition despite it being a few years old.

I would compare it to similar homes in the neighborhood to see if it has the same standard. There might be cheap improvements which will make it shine in comparison.

My wife would say "Yes, you need to have a pantry cabinet!'...but I don't think adding one is going to add any real value.

I think buyer's don't consider a pantry cabinet a luxury...they already expect there to be a pantry in the kitchen, so you won't receive any bonus points or $$$ back when you sell the property because it's already expected by homebuyers...

Then again, not having a pantry cabinet shouldn't be a deal breaker...

One thing to consider if you do decide to add a pantry cabinet, is how you are going to match your existing cabinets?  Can you find a cabinet that will match the same style and finish?

If not, you may have to buy a custom cabinet & re-stain or paint the rest of the cabinets to match.

The value add would be totally up to the buyer. Generally I would say the appraisal wouldn't be much different if at all. If the kitchen already has plenty of storage I wouldn't do it. If the kitchen is lacking then it may be worth it dependent upon your costs.

Yeah..it’s a good idea to work from home because it offers an opportunity for real comfort and efficiency. I too have started working from home as the office atmosphere is really tiring. But apart from desktop computer, printer, pens we have to consider some more  things when setting up a home office. The lighting, layout , the wall paints ,privacy etc are also very important. U may contact a professional designer for this. I got the help of Space Age, Toronto.
