JV with an investor

Hi, How would I structure a JV with an investor. I have three properties I would like to rehab and flip but can only afford to do one at this time. Is it feasible to offer a 50/50 split or a management fee and less of a percentage of the ARV. I would also like to add there will be a end buyer for all of the projects. Thanks
