Seasonal issues?

Hi everyone

Being in the northeast, it's starting to get a bit chilly already. So it had me thinking, how does the potential for inclement weather affect your fix and flip strategies? Do you slow down during the winter months? I only ask because I know that the real estate market as a whole typically slows down during that time frame in this area.

Generally, you can pick up great deals in cold climates when the weather turns, and also especially around the holidays (only desperate sellers want to do showings during the holidays and there few buyers).

That said, in colder climates, rehabbing can be tough during the winter.  Plan your exterior painting and roof replacements carefully, and if these things are needed, expect that you may not be able to sell until Spring.

That said, between January and June, in some locations, you'll see prices increasing over 1% per month.
