Serious Flippers, What COMPLETE software system do u use and y?

Question

Hello all, We have been using many different programs to manage our New Jersey rehab businesses. It really is a piece meal of systems to which we collect a ton of data and then merge it together ourselves. We are seeking in 2016 to stream line even further. Is there a program that can manage EVERYTHING in our Flipping/B&H business. Things like tracking and analyzing our marketing efforts, property analysis, rehab project mgmt, financials, payroll blah blah blah.

Great question (and yes we have been a follower of yours for many many years) . We have touched many many projects at many different levels as we are not only in REI business but we have many interests at many different levels within the construction service sectors. We also have interest in non construction businesses that feed our real estate endeavors.  I will admit i find it odd there are not better all inclusive programs like we have for some of our other businesses. We have just started talks with a larger service business software development company that we use to see if we can come up with something together as again I have found our piece meal approach is not nearly as efficient as it could be.

We touch over a 1/2 billion dollars of real estate annually one way or another...

I work in SW, implementing production critical systems (not RE) related. From what I've seen over the last 20 years I would say I agree with @J Scott, that you are not likely to find something that fits your business off the shelf without some heavy duty customization. That's work that is likely to run into the 100ks if not more. If you find a SW company that wants to provide E2E SW solutions for REI companies and is looking to get into the market, you may be able to convince them to implement and customize for you for free in return for a better understanding of what the real industry needs are and to use you as a reference site. Otherwise, you're going to have to shell out or cobble something together your self.

Ahh yes that is the stage we are at with the SW firm "convincing"... only leverage we have is that we do use 2 other specific service programs that they offer to their specific industries to which we provide a ton of feed back and liaison type of mentoring to industry groups...

@Chris C. You are right ... Podio is the best because it is so customizable. It does take time to build the Apps but there are services that will do this for you for about $200-$300. I don't know about you but 4-6 months of my time is worth a lot more than $300!...LOL

We us Podio.  Like everyone says you have to build your own and from what I have found Podio is the best we have come up with.

@Wally Enheim , that feedback is golden. I'll regularly share costs or forego payment for specific improvements that are applicable to other customers. You really become part of their R&D and this really should be mutually beneficial. You may need to help your counterparts at the SW company by providing them with convincing arguments to cost-share which they can use to deal with push-back from senior management/board/investors.
