how to find a flipping coach

there are tons of coaches out there to help with flips.  i was wondering if you think they are worth getting and who i should go with

I get asked just about every week by members if I would coach/mentor them. Unfortunately I just do not have the time to do that so I have to decline. I hope someday that my business is much more passive and allows me time to do this as I enjoy helping others succeed.

I have also had people offer to help my business and work as an intern, similar to what J mentioned. The problem, at least for me, is that I would have to still train them to do the task or tasks I need done, most of which require my skills to do correctly so again I must decline.

That said, if new investors learned the lingo and the basics on their own (which could be done by reading many many threads here on BP) and got the skills to market and locate real deals ( not the junk wholesalers pitch me everyday), then I would love to help that individual. Bring me a real deal and I would train them on how to fund it, how to rehab it, and how to better estimate ARV and rehab numbers. That would be worth my time and deliver to me something I need, an investment opportunity.
