Newbie first time Condo Flip

Hey BiggerPockets! I am interested in a bit of insight on a condo flip. First let me say this Condo is around 1600 sq. ft and will be going to Sheriff Sale with a starting bid of $100.00, We have done extensive research and from what we have found similar condos in the community are selling for $85k-$90k. Their are no HOA's. We of course aren't going to get it for the above price, but were hoping to get around $35k or $40knand put $20k-$25k in rehab cost. The place needs extensive rehabbing, new roof, A/C unit etc. After reading through the forum relating to condo flips being a bad idea Ibam starting to re-think this opportunity. Any advice would be much appreciated! Thanks
