DFW Market

Hi, I am new to the flipping world. I have been researching for months and months and finally decided it was time to get started. Does anybody know where to get notifications of the homes that are on the market right away? My realtor friend has me in her database so I do receive notifications when a foreclosure home is put on the market but it literally is off by the next day. I'm not sure whether I should purchase a foreclosure, wholesale, or what kind of house. I don't want to buy an auction home because I don't think i'm ready for a bid war. I will be paying cash so that will eliminate many issues. Any advice, recommendations, referrals, and or information will be greatly appreciated.

Thank you!
