Smoke & Soot Removal

I recently bought a duplex where the lower has some soot and smoke damage from the old fire.  The house is structurally sound and safe.  I am looking for some advice on how others have tackled this issue.

Clean everything with ammonia and water and paint with B-I-N Shellac primer and 2 coats of good paint. I just finished a house where the previous owners probably smoked 24-7. Cleaning the walls, the nicotine looked like ice tea when it hit the floor. The mgniblinds were below and the light fixtures were nasty. I had everything cleaned with TSP substitute and then washed down with ammonia. B-I-N rep suggests if I was going to use TSP to use the substitute as the normal TSP can leave a soap residue and the primer might not adhere as well. I had the duct work and furnace professionally cleaned and installed a charcoal filter. Also used an Ozone generator ($50 on Amazon) and it helped. Don't try to save the carpet. Clean, clean and clean every square inch. The house smells great now. Good luck.
